A proposed Chick-fil-A at Hampton Village Centre needs permission to add a monument sign along South Rochester Road, and Rochester Hills residents who want their comments included in the board's agenda packet must submit them by Tuesday, Sept. 1.

The city's Zoning Board of Appeals will hold a public hearing on Wednesday, Sept. 9, at 7 p.m. at Rochester Hills Municipal Offices, 1000 Rochester Hills Drive, to consider the request. The variance application, filed by Leslie Accardo of Auburn Hills-based engineering firm PEA Group on behalf of the fast-food chain, asks to install a 30-square-foot, 7-foot-tall monument sign near the shopping center entrance drive by Chili's and Red Lobster.

The sign needs a variance.

Under Section 134-5 of Rochester Hills' sign code, a property gets one square foot of monument sign area per five feet of linear street frontage, up to 200 square feet. Hampton Village already carries roughly 372 square feet of monument signage along Rochester Road and another 232 square feet along Auburn Road for its various tenants, according to the public hearing notice signed by ZBA chairperson Ken Koluch and dated Aug. 20. The shopping center has 6,353 linear feet of road frontage.

The notice describes the Chick-fil-A as "proposed" and located within the existing parking lot on the east side of Rochester Road north of Auburn Road, but does not specify whether the restaurant would be a new freestanding building or a conversion of existing space. No building permit for the restaurant itself was found in the city records reviewed.

Hampton Village is anchored by Target, T.J. Maxx, Old Navy and other national retailers on a high-traffic stretch of Rochester Road.

How to comment

Written comments must reach the Rochester Hills Planning Department by 5 p.m. Tuesday, Sept. 1, to be included in the ZBA agenda packet posted online. Comments received after that deadline but before 4 p.m. on Sept. 9 will still be provided to board members and placed in the city's legislative file. Residents can also speak at the hearing itself.
